Commercial Sealcoating

Sealcoating helps protect asphalt surfaces from damage caused by Florida's intense sun, heavy rainfall, oil and chemical spills, and constant traffic.

Prolonged UV exposure can dry out and weaken asphalt over time, making routine sealcoating an important part of maintaining your pavement.

In addition to protection, sealcoating restores the dark appearance of the surface, helping your property maintain a clean and professional look.

Sealcoating Process

Surface Preparation. All areas to be sealed are thoroughly cleaned using high-powered walk-behind and backpack blowers, power sweepers, and steel bristle brooms as needed.
Oil Spot Treatment. Oil and chemical stains are treated with an acrylic primer to improve adhesion and help prevent stains from coming through the new sealer.
Sealer Application. We apply Star Triton asphalt sealer based on the size and layout of the property. Smaller parking areas receive a one-coat hand application using squeegees, while larger parking areas receive two spray-applied coats.
Multi-Coat Application. When two coats are applied, sufficient drying time is allowed for the first coat to become tack-free before applying the second.
Curing and Site Protection. Once the application is complete, the area is blocked off from traffic for a minimum of 24 hours to allow the sealer to properly cure.
